All LESSEES whether owning a mobile home, renting a mobile home or renting an RV lot space from the LESSOR are
permitted to own up to 2 docile, domestic pets which must be pre-approved by the Business Office.
LESSEES must create, maintain annually, and complete a pet profile for each pet through PetScreening.com even if you declare no pets or have ES/SA animals. Screening will require verification of current tags, vaccination records, current photos, and any other information necessary to complete the pet profile.
All LESSEES, including their family and guests’, whether owning a mobile home, renting a mobile home or renting an RV lot space from the LESSOR are prohibited from possessing or having any of the following:
- Live poultry
- Rabbits
- Fowl
- Horses
- Cows
- Reptiles of any kind
- Exotic animals
Aggressive dog breeds such as, but not limited to: Pit Bull, Staffordshire, Doberman, Rottweiler,
German Shepherd, Chow and/or Wolf hybrids are not allowed.
No dogs over 35 pounds allowed. In addition, any animal that subsequently shows aggressive tendencies shall be removed from the premises immediately. This includes any ES/SA (emotional support or service animals). All animals must be approved by the Business Office. Approval or disapproval is at the sole discretion of the Business Office at any time, unless otherwise provided by law.
In no situation, whatsoever is there allowed any outside pets at any time unless properly fenced or on a leash.
LESSEE, at LESSEE’S expense must provide acceptable fencing for pets within 30 days unless otherwise specified, pets are not allowed to be tied to trees, steps, decks with ropes, or chains, or the like in a yard.
LESSEE is responsible for any damage to persons or property caused by LESSEE’S, LESSEE’S family or guest’s pets. Any time a pet is outside of the home or RV, the pet must be accompanied by a responsible party and clean up after the animal.
LESSEE is also responsible for cleaning up after their animal on their lot or enclosure year round.
Barking dogs who regularly disturb other residents may be asked to be removed from the park. Violations may carry fines and serious violations may warrant immediate eviction.
Odessa School District
LESSEE is responsible for regularly keeping their lots regularly (once a week from April 15 to October 15, all lots arechecked on Mondays for compliance) mowed, weed-eated including any tree, bush, plant, flower or garden maintenance.
Gardens must be pre-approved and containers must be decorative, no Home Depot buckets, tires, cinder blocks or the like.
Hoses must be hung or stored in a shed, hoses may not be left out in the grass or piled by the home.
Lot must stay cleaned up and cleared of debris including furniture, children’s toys, bicycles or any items that would prohibit the maintenance of the lot.
All items other than acceptable outdoor furniture & decorations must be stored in a storage shed. Nothing may be stored under the decks, steps or the home itself.
Each year residents will be given an HMR list (Home Maintenance Repairs).
Fire Pits are prohibited, gas is allowed. No trampolines or pools allowed, small wading pools allowed provided water is emptied daily.
All adults over 18 years of age living in the home must apply. Applications are online and $40 per application (prices subject to change) All homes are single family dwellings.
Spectrum and Xfinity currently service our location. West Central Electric and Spire Energy service electric and gas utilities in our location.
Fishing is allowed on the lake, the lake is not open to the public. The lake is for residents’ use only. Guests, friends & family may fish on the lake but only if accompanied by a resident.
Lot rent varies depending on the location and size of the lot. A $500 refundable lot deposit is required. Water/sewer/trash is billed back to residents (not applicable to RVers).
